民國時期葡籍華商在廣州房地產投資的時空分佈特徵

Abstract
近代來往於粵澳之間的葡籍華商,雖然多以“大西洋籍民”或“大西洋籍商”自稱,但其實具有外籍華人的性質,屬於特殊的華僑華人群體。通過對《民國葡萄牙駐廣州總領事館檔案》中相關資料的統計分析可知,民國時期葡籍華商在廣東的不少地方都有商業經營,不過投資重點主要是在省城廣州,其中又以房地產投資佔了較大比重,且其特點主要體現在三個方面:在房地產投資類型方面,當時葡籍華商多數是中小商人,以個人出資租賃舖屋進行商用型房地產投資為主,自住型和商住結合型房產投資佔比相對較小;在房地產投資時間分佈方面,主要集中在20世紀10、20年代,如與一般華僑房地產投資主要集中在20世紀20、30年代相比,其共同點是都集中在20年代進行投資,但葡籍華商在第一個十年的投資也相對較多,30年代投資則相對較少;在房地產投資空間分佈方面,葡籍華商在廣州西關、河南和中區以商用型房產投資為主,而商住結合型房產的分佈以西區與中區為主,至於自住型房產則比較分散,在東、西、南三區皆有分佈,但主要集中在東區。作為華僑的一份子,民國時期葡籍華商在廣州的房地產投資,不僅僅限於住宅,同時也包括酒店、洋行、百貨公司等商用結合型房產,並且積極參與騎樓式舖屋建設,從而使城市建築類型增多,在一定程度上帶動了廣州城市與建築的近代轉型,也促進了近代廣州城市空間的重構。

In modern times, the Portuguese Chinese businessmen who travelled between Guangdong and Macao, although most of them called themselves “Atlantic natives” or “Atlantic businessmen”, actually had the nature of foreign Chinese and belonged to a special group of overseas Chinese. We can see that during the Republic of China, Portuguese Chinese businessmen had commercial operations in many places in Guangdong. Still, their investment focus was primarily in Guangzhou, the provincial capital, where real estate investment accounted for a large proportion. Its characteristics were primarily reflected in three aspects: in terms of the types of real estate investment, most of the Portuguese Chinese businessmen were small and medium-sized businessmen. They mainly invested in commercial real estate by renting houses with personal investment, and the proportion of self-occupancy and combined commercial and residential real estate investment was relatively small. In terms of the time distribution of real estate investment, it was mainly concentrated in the 1910s and 1920s. When compared to general overseas Chinese real estate investment primarily concentrated in the 1920s and 1930s, the common point is that they concentrated in the 1920s, but Portuguese Chinese businessmen also invested relatively more in the first decade and relatively less in the 1930s. In terms of spatial distribution of real estate investment, Portuguese Chinese businessmen mainly invest in commercial real estate in Xiguan, Henan and Central districts of Guagnzhou, while the distribution of commercial and residential combined real estate was mainly in the western district and central District. As for self-reside real estate, it is more dispersed, distributed in the east, west and south districts, but mainly concentrated in the eastern District. As a part of overseas Chinese, during the Republic of China, Portuguese Chinese real estate investment in Guangzhou, not only limited to residential, but also hotels, foreign firms, and department stores, and actively participated in arcade shop construction, so that the increase of urban building types, to some extent, drive the modern transformation of Guangzhou city and construction, as well as the reconstruction of modern Guangzhou urban space.
